Originally forming part of Westfield Farm, this regular shaped block of arable land extends to 47.36 Acres (19.17 Hectares) or thereabouts and is suitable for ease of large modern machinery operations; the land being identified under the former Ministry of Agriculture Fisheries & Foods (MAFF) Land Classification Maps as being Grade III. The Soil Survey for England & Wales identifies the land as being within the Wallasea Soil Association with soil and site characteristics of a deep stone less non calcareous and calcareous clayey soil. Ground water is usually controlled by ditches, the soils being suitable for growing cereals and some grassland. The land has been in a four course arable rotation.


The land has been under drained in the early 1980Â’s and drainage plans are available for inspection at the sole agentsÂ’ offices or can be provided as a pdf. document by email upon request. The land is bounded by an open drain on its southern boundary and to the east it abuts the Preston Drain.
